    Maybe in the High Desert you can find a one room shack townhouse or condo for $200K. No one wants to live there that close to death valley though lol.

    For $200k, the guy can get an apartment twice the size he currently has.

    Come on, CA isn't as expensive as you guys make it sound, only in a few select places are the prices extremely high.

    I'm actually a real estate agent in San Diego. I have been here for 7 years and love it. If you can afford closer to $250,000 or $300,000 you will have many more options. I would look in Carlsbad, Pacific Beach, Encinitas, Mission Valley... I recently helped a friend of mine buy a 1 bedroom condo for $238,000 in Mission Valley (about 10 minutes east of Downtown and close to everything). I you would like you can use my website to search the San Diego MLS.

    For all you skeptics I ran an MLS search and was able to find a few listings that are within a few miles of the beach, priced under $250,000. Click here to check them out, and click on the media link to view additional pictures.

    San Diego led the country in the real estate market boom, prices are incredibly high (although they are coming down pretty fast, particularly condos). If you live inland in San Diego County, which is the cheapest area in the entire county, you can expect to pay about $310,000, which was the median old construction condo price in october.
    If you want to live in the central or coastal part of the county, median price is 410,000-436,000.

    Polo, you just quoted houses in Oceanside... which is a gang infested poop hole of a place to live. maybe you could show listings for crack houses in south east san diego in the low 200's too. you know, fixer uppers.

    San Jose's okay, although I wouldn't want to live there. San Diego's great.

    Don't know much about SB,...never really took any time to really check it out.

    You got it. You have to be extremely tolerant in SF, as people are trying to be 'individuals'. Although I must say you'll find tons of parties in LA, and SF has great places in it (to visit). SF's weather is also a lot more tolerable than burning hot LA or extremely cold areas like Canada.

    Yaffer, Oceanside isn't entirely terrible. Several people I know live there, and while a lot of the town is quite run-down and dirty there are areas that are quite nice. It's like any other town -- you're going to run into gang-infested, crime laden territory, but you'll have to look for the areas that aren't that bad.

    Start with www.zillow.com to get a rough idea of prices in each city.

    If you want a coastal city, that'll be quite a bit more expensive. Try San Diego for a bigger city, Oceanside is a smaller military town. Maybe Seal beach or Long Beach, I've seen some deals there.

    If you can fix up a condo or apt yourself, look for repo deals etc, then you might be able to hit your $200k mark. Otherwise, look far inland in the desert cities for cheaper prices. Wait for about 6-12 months for the market to choke for your best deals.

    Zillow is TERRIBLE for find accurate prices on homes. The only way to find prices is to look up actual listings.
