If your looking for a valuable free tool, you might want to try Domain Samurai.... A free application from the makers of Market Samurai (which is worth every penny, itself)

You get access to the keyword research tool through domain samurai which can help you easily find low competition keyword phrases with their "Long Tail" and "Golden Rules" search filters.

Just enter your root keyword, click generate keywords, then you use the analyze keywords function to check all of the competition.

These are the exact tools I use personally and for clients.

When researching and selecting keywords don't get stuck on the most obvious ...ie: hot keywords... 80% of search engine traffic is driven from secondary keywords related to the main topic.

    Good article at: netix.co/keywords.htm

OK I'm new to SEO and I get lost buy one thing. When your looking for keywords are you looking for the low competition words that have low search volume or high competition words with high search volume? This really confuses me.

I would like tips in this regard as well. I do use the Google Adsense tool, but am far from being an expert. I don't have any mortgage related sites, but for the sake of getting involved in this thread; I went to the tool and typed in low cost mortgage.

It looks like "low cost home loan" is kind of a decent keyword, it has 720 global searches a month. Usually I won't use a keyword unless there are less than 100,000 results when I put it in parenthesis and Google it, but I would prefer under 10,000. So, if I put in "low cost home loan" in Google, it looks like there are only 5,040 results. I also look at the competition, realizing that authority sites will be hard to compete with. It looks like it's somewhat competitive, however, a blogspot blog did make it to the first page.

For someone that knows about SEO, did that make any sense at all? :) Like I said, I'm not that great on this. Do you put parenthesis around potential keywords when you search for results in Google as well? Not trying to hijack this, but this seems to be related to what op is asking as well.

Alternatively you can try the service SemRush, it is more convenient than Google Adsense.

Why would I want to know what the global searches are when I am only targeting North America?

You just go for some long tail keywords...they are easily targetable in Google...once you get ranked for that keywords then start targeting 2 phrase keywords...

Do not forget keyword search terms can be country specific. For different countries there are different keywords terms you must research and then reference that country's search engine when doing your initial keyword research.

No one is going to suggest for you. You have tools listed for you, use them. Don't use any paid ones like the post above.
Google Keyword Tool can be country specific. So you'll also want to target country specific keywords.
