    He told you. Made money from ads. And $200-$400 a month isn't that much. You can earn more at a fast food job. Forums like DP make $xxx,xxx a year. I know at least 5 single owner forums making that every year.

    But if the forum is easy to maintain and you do it as well as your regular job then it's an extra $400 per month.

    Traffic
    Right Type of Forum - Some forum topics just do not convert
    Placement of Ads

    Finding a good niche, and attracting people. You can beat your competitors as well, its about who has the best content.
