I'm in negotiations to buy a website- Need some help

    I'm in negotiations to buy a website for a significant amount of money. The site is www.thekingofenergy.com. The site generates about $12,000 per month, with net income of about $8,000. (affiliates get about 30%) The seller has answered most of my questions, and seems to have the right answers. He has given me access to his automation account to view the sales data. The only this that worries me is that sales for the last two months are down from the average. He claims traffic is 90% affiliate generated, so little to no marketing is required.

    I'm looking to make sure that this is a legitimate site, and to protect my self.

    Any suggestions for questions to ask, contractual language or anything that I can do to get more comfortable with this sale. The seller is from Australia, if that matters.

    You should use an escrow with conditions over a certain time
    frame to see if the site does what he claims it does...this way
    you will see if money is really coming in, and your money is
    safe in escrow until you are satisfied with what you arelooking
    for, and if it does not hold water, then go from there...

    an honest person would use escrow, if he does not, then
    this will tell you everything you need to know...

    always use escrow in large transactions.

    To me it seems pretty expensive when you could set up your own business for much much less. I am no expert but i would try and get the information you require first, good luck.

    The price he is asking for is way toooo much. At your position I would rather build my own website and my own prodcut which I sell through clickbank, there is more money. You could arrange some people who would do everything for you for less money.

    Sorry, you mean you saw with your own eyes that this site makes $8K monthly with the all costs of only $52.- ? And the owner sells this goldmine for less than 10 months profit??
    Maybe it is better just to hire an offline lawer to make the purchase contract for you? $75K seems like worth it.

    Like I always say...If it sounds to good to be true, then it is.

    But I would hire a 3rd party company to make sure everything is legit.

    I don't think its a good buy coz the ebook already out of demand due to a lot of people already buy it.

    its a absolute steal .. I've had my site whch was making $xxxx and I sold it for 15 months revenue.. Anything less than 1 year revenue is a good deal..

    I would definately go with this option,
    for $75 k it is a great buy, but cover your self just in case
    Let us know what happened.

    It seems to be a really great deal.Use escrow to verify it.If there's nothing wrong,then buy it.It's beneficial.

    I would definitely be suspicious as after doing some research I doubt very much that it is making $8000 a month, I often work as a website broker, so if you want any help with the purchase then PM me
