Selling WTS Unique Site Which Made $1300 this month. Low BIN

I am selling my Product Selling site www.MakeMoneyApps.com

The site has netted me around $1400 in profit this month. I am going to layout this thread in sections. So that it is easier to read through.

Domain
-Registered at Godaddy. Free push to the buyers account.
-Expires on 6/9/2010
-Has 242 indexed backlinks.
- The domain is 2 and a bit months old.

Site
-Unique Design.
-The Ebook it is selling is PLR.
-The site is using a unique backend. Which is all automated. Once someone has paid they will be emailed with a unique download key that has a 1 time use only. I will be clearing the database of payments already made for privacy reasons.
- The site is coded in valid xhtml/css


Hosting
- The site can run fine on Shared hosting
- A mysql database is needed for the backend


Promotion
- Via Facebook groups. Posted in various tech fan groups and such.
- Sig link in various Tech forums / Mobile Forums
- Much of my promotion was done via Yahoo Answers.
- Promotion only takes around an hour a day or so.

Revenue.
- From August the 8th to August the 5th - 27th of August. I have made 28 sales at $47 each. Which equals $1317 in profit this month.

- The site usually makes 1 sale a day. However over the last few days as I have actually been promoting it has been making 3-5.

Traffic
-Until I started promoting I was getting hardly any traffic.
- The site is getting around 1-2k unique visitors a day now from my promotion.

Extra
If this site ever stops making you sales for some reason in a few months. You can always give the product away for free via getting visitors to join an Opt in. You could build a huge list and make thousands from CPA and other product selling.

No time needed to maintain the site. Only about an hour a day to promote it.

Its a free PLR ebook. However I edited it a bit and made it a bit better. As well as changing some of the graphics of it around.

Also to answer the question that I am getting in a few PM's.

The reason I am selling/selling at only a few months revenue is because I need a quick sale. I recently accidentally fell down my stairs and have broken a few bones. I need the money for a hip operation as well as paying for some other medical fees. So I am forced to sell of this site.

Site flipping is one of the things I do. I was planning on hanging onto this site for a bit longer and making some more cash. But because of my accident I cannot do that.

I would rather not sell my traffic generation tactics as they are mainly just common sense.
