Generally the three types of sites you mention will not be good Adsense sites. There are exceptions, of course. Other types of sites that generally have a tough time are tech/programming, blogs that aren't about a very specific topic, forums of most kinds, and Flash sites. Sites that do well are about topics for which Google has a healthy inventory of high-paying, competitive ads. Of course, if your site is about one of the highly competitive topics, you are going to be competing for attention against the same sites whose ads you want. On the other hand, if you find a nice niche topic for which there is little competition for traffic, you may find only low-paying ads, or no ads at all. If it were easy, we would all be rich.
You can make directory and have pages which has high bid i.e mortgage, finance, credit card, gambling, real estate etc.
It has to be a ballance between high paying keywords and low competitive niches so you can have a chance to get visitors to actually click on that high paying ads.
Admittedly I'm a dork, but I'm happy getting myself up to $1/day (average) using Adsense! Woohoo. The hard part for me, and I presume anyone else, is exactly the process of finding good paying keywords while attracting traffic that doesn't have a lot of competition for it already. A big part of all this is obviously time. Over time you can try a series of strategies and see which, if any dammit (apparently I need new strategies), actually work for you. Be patient! I am so bad at being patient... I have to find other things to do and ignore my prior efforts for a month and then go back, assess things, and work on them again, or I go nuts. One of the strategies I have tried is going for longer, perhaps three word, keywords. The traffic per day for them is fairly low and I've shown up on the first page of results for some of them. However, I notice that I am only getting a small percentage of that low daily traffic and it is not enough. Just recently I've created a few items geared towards some much higher traffic keywords which are very likely to hit heavy competition. Not enough time has gone by to see if anything is going to come of it, but I may stumble across something unexpected (I have a hunch so maybe it isn't unexpected) via this method. Unfortunately, for me, or fortunately, for my visitors, there are some methods and tactics I am not willing to use... at least as of yet. No, no, not to worry, I don't mean dark side tactics, I mean regurgitating tons of content that every one has already regurgitated. I'm sticking to quality content and non-deceptive ad placements, that's all. Anyway, as for the original question, I find that blogs are good for income if you get into some readership. However, blogs are something that require a fair amount of ongoing effort to maintain. Well, at least if you are looking for some quality in your blog... there are a lot of auto-updated crappy blogs out there with little content other than links to real blogs. On the other hand, I love the fire and forget nature of a good web site. Sure, you have to update it from time to time, but pages don't have to be visibly timestamped so you don't have to worry about it being out of date a week after your last update. I haven't built a product sales site yet, but I'd imagine that if you had traffic and could get any type of conversions going, that this would be a gold mine. You could combine it with Adsense and get people if they leave, or get them for more if they stay. Honestly, I'd want to be making enough money to try and honestly recommend products before doing something like that, but that's just me. Whatever you do, good luck! Don't give up!
Most high paying words are often highly pushed by seo. I bet you'll earn more by making sites about word X with 2 000 000 hits then word Y with 25 000 000 hits. Highpaying groups Medical stuff, Lawyers, Estate

Correct. Mesothelioma and finance related have the max bids from advertisers. You can use overtune bidtool to track the max bids for each keyword. Content is the king. Content without traffic = nothing. Good luck.
