Automated minisite earning $200-$300 per month from last 2 years

I am looking to sell an automated minisite as I need some quick cash. The site has quality content with the STRONG keyword: LPN = Licensed Practical Nurse, which is definitely big thing in United States and for aspiring nursing students..

The website has over 6 pages of UNIQUE QUALITY content with type in traffic. I dont do any sort of link building, seo etc to go out look for traffic..

Revenue

This minisite has been a consistent earner from last 2 years with monthly revenue ranging anywhere between $200 - $300.

There was $212.61 revenue in March and $197.33 so far for April which is proof of consistent revenue. The minisite makes money via Google Adsense placements. I can furnish Adsense report screenshots for last one year.

That seems a little high for ~$300/mo. At that rate it would take over 2 years just to break even. I think typically non-recurring sites sell for about 5-10x monthly earnings, usually off the last 6 months. Since it's been averaging only ~$200 that would be from $1000-2000. Even at $300/mo the highest would be $3k from me.

Looking at the consistent history of this premium LLLL.com from last two years I think the natural, type in traffic domain name deserves more then 10 month revenue. Only asking for maybe 2 years revenue..

I've only mentioned minimum avg of $200 just to be on the safe side, however it has been averaging upto $300 as well.. so earner range: $200-$300 to be exact!!

This is the most insanely high ads click-thru ratio I have ever seen! The site does not offer a ton of information which might lead me to believe people will click the ads to move on to additional information. If you truly have not "doctored" the nurse site, hat's off to you on this successful ad campaign.

well we dont have USELESS traffic, to put in better words and CTR is fabulous because only those ppl visit our site who needs actual info about the LPN.
As I stated earlier, we havent done any sort of marketing on this project and whatever traffic is generic type in..

I agree, the price is a little bit high. I am interested, but it would take to long to recoup the cost back. Also, I dont trust any seller when they say they recieve an bid by pm. With the link to other forums, really do not mean anything, I could say I am the rich jerk, or even bill gates.

If you want to come down (way down, the normal range 6-12) on price, I might be willing to talk. Also of course it would be escrow, by payment.

also with your ctr, google must be looking at your site a lot
