So can anyone tell me what these insurance, mortgage, loan keywords pay per click, because i know adwords charges a fortune for them. Is it a set percentage or is there a cap on it?
Just because Adwords charges a client a large sum per click does NOT mean it will equate into a large payout for the publisher. You want to make money you have to have a site that Google Values. MFA sites with high paying keywords don't make the money that a quality site with high paying keywords will make. And any person paying more than $10 a click is very aware of the content network.

one time fee. (by the way, not related to them) How would you actually do the research to come up with all those different KWs..i wonder...? I mean i have KW elite, market samurai, google adwords etc....but i wouldn't know how to get ALL different keywords sorted w/ CPC. Anyone an idea how those lists are made?

Well I seriously doubt the validity of any of these list! I know for sure I have paid very large sums for some adwords keywords in the past and they are nowhere to be seen on any of these lists.
note that the "CPC" is the avg cost what adwords advertisers PAY for clicks. the adsense payout can only be guessed based on this. By the way i personally guessing its about 20%. However, as with most stats when it comes to google those numbers are not 100% "accurate", but rather an approximation. Eg. it might say that one KW's CPC is $70 and on pos #3. Well, you wont get $70 for a click on your site, but you can be sure that it's PROBABLY the 3rd best paid keyword since we can derive the payout from the CPC which adwords advertisers pay. Also, the country where the traffic comes from plays a role. You will NOT get top pay on your Adsense for "loan" keywords if your traffic comes from Asia/China etc...that at least what i observed.
While keywords is crucial to making money, website design, marketing is usually the key. Most people are looking for the magic wand (why all the baloney ebooks). Follow the real success stories. Set your website up, create lots of unique content, Go about link building everyday or buy some(not link farms) and eventually you will make money. I have a buddy with insurance business website with over 1000 unique contents built over 3yrs. His google earnings will scare you. Keyword is good but concentrate on building a viable business first. Very true, and this is because we are living in a changing world. Although it might be helpful if one will choose the highest paying keywords today, the trend is not always the same. And what will you be blogging about in case the one you choose is already cold? Will you change your niche again and follow anything that is hot? I believe that the key to choose a profitable niche do not rely on pay on keywords alone. But rather the creativity, the uniqueness, and the usefulness of the concept. If you have these three, you can easily dominate a niche.
Great information. I need to add few more key words to my site. I'm getting about $1 a day for my dollar and cents site. (cents-matters.110) So the money and load ads from Google are paying about 50 cents to $1.25 each. My friend also made site as his site is getting far less for games and languages content. Just 25 cents each click. So keywords do matter, for one what ads Goolge generates to your site.
