Selling PR3 Site

I bought this site from a business owner who was about to let it go. The site is a PR3 and was a PR3 before the recent November PR update and held it's PR. I also added a contact us page and it moved up to a PR2.
The site is listed in Google places and many other local service web sites and gets back links and traffic from them.
The business is for a carpet cleaning company. There are a few carpet cleaning request submitted in the contact us form every week so if you wanted to do an affiliate thing or maybe contact a service provider in that area and sub the work to them for a commission you could make some money from that.

Site gets about 10-20 visitors per day. I put an adsense ad on it and it got a few clicks that were $1.50-$2.78 each
assume no traffic or revenue. as I don't have time to post screen shots and all that.
Domain is registered at Godaddy.
