Mobile Home / Closing costs...

    Does anyone know if there are any legit closing costs on a mobile
    home that is paid for in cash? The agent's fee for selling my home
    is $4k which I think is a bit stiff anyway...then I noticed on the
    purchase agreement that he is charging the buying $450 in closing
    costs which does not make that much since...as the home is
    being paid for in cash. I know there is a title transfer fee which
    he charged for that also.

    seems like the agent is collecting from both sides...when I asked
    the agent about it, he was quick too say dont worry about it.
    its not your problem...

    so basicly the real estate agent charged me 40% to sell my home,
    then collects more from the buyer as closing costs.

    Regardless if you paid Cash or used the financial resources of a lender you're going to be required to pay closing costs. Your HUD statement will show what is charged and/or credited to you as the Property owner and what is charged and/or credited to the Buyer. Did your Real Estate agent disclosue to you that he was representing the buyer (i.e. did he bring you the buyer's P&S Contract agreement or did another outside agent introduce the buyer to your property) as well? Read your Representation contract which you signed (if you did) between you and Real Estate agent's Brokerage firm to have the Real Estate agent represent you. If there were any undisclosed charges the time to bring it up is/was at the closing table before signing the dotted line transferring ownership of the property.
