Sorry to hear that you are kicked out from adsense, its sad if someone did that to you.
I dont want to destroy your sale, here is just a realistic tought.
If someone clicked your ads making invalide clicks that explains why you made $200 from 5000 unique visitors. If I bought the site I would of course not make anything like that. If you earned $200 based on invalid clicks its maybe better to try to sell the site based on numbers of unique visitors. Did Google tell you if the site itself also are banned ?

 

Awstats was only installed a week after the site was up, and the site was also moved from a different server after them kicking me off due to the fact that I was killing resources.

Im sure that out of the 200 maybe 20 bux is inflated not more than that.
