By the way, everything else about this looks promising. It's in a nice niche, good volumes, good cpc values, keyword rich domain name, etc, etc...

I'm not sure - I've just checked it in two domain age tools and it seems to be showing that its 2 years, 6 months old - see below:

however I can't guarantee this as I only got hold of site/domain recently but don't have time for it (you can see I am clearing out all my sites - I have about 6 up for sale)

Like you said you are still getting a keyword rich domain, in a great niche, with high CPC and good rankings considering no work has been done yet.

This is cheaper than many new sites on this forum and flippa - and these have no search engine rankings and are in difficult niches - its a bargain!

Build a few links and write a few articles and I think you will make it to the first page (out of all the sites I am selling this one has the most potential for the price)
