That figure is assuming you do no work on these sites.
These sites have far greater potential than what I've gotten
out of them.

Their high rankings are due almost entirely to their early
registration dates, not to any major link building campaigns.

Plus the page designs are very lazy, and basically just try
and act as an intermediary page between Google and the
actual product sites, capturing as many ClickBank cookies
as possible in the process.

If they were turned into more legitimate affiliate sites, I
believe their potential is far greater.

Their SEO power could be used to gain rankings for pages
about other Keyword and Affiliate software in the IM niche.

WHY AM I SELLING?

Simply: a) Need the money now, not in the next 12 months,
and b) not interested in the IM Software niche anymore.

Unfortunately I HAVE to sell these sites, so I'm willing to
let them go below their actual value (though I won't throw
them away, hence the reserve...

Their potential value alone makes it worth more than that price,
let alone what they're already earning ($5.5k net/year).

For example, the Affiliate Elite site just jumped onto the first page
of Google, so you can expect a big jump in traffic/earnings for that
affiliate site in the next month or two.
