I went to Yahoo, type in search directories and submitted my site to all of them. I've built up quite a few reciprical links now and other sites (which I've never heard of!) are linking to my sites.
It's a big job, but seems to work.

Schlottke, how do we submit our sites to the links you gave?

Try http://www.websavvy.cc/. It's free and search engine friendly. They also have a syndication system that will end up giving listings multiple links/exposure. There is a bit of a queue for listings in categories without editors, so patience is advised.

You could also take a look at Joeant and Bluefind. They both cost $40 (one-time fee). Bluefind is brand new and they added my site within a couple hours while Joeant took a couple days.

Does blue find even count as a backlink? The home page is pr8, the rest are pr0 and php pages.
When I pay to get into a directory my requirements are:
Will I get a backlink out of it? (extra traffic through increased SE rankings)
Will SE's spider the link and the page? ( will the page with my listing even show up in SE's?)
Page rank matters little to me on a paid inclusion, but a pr0 on the page I'm paying for inclusion makes me suspicous that I'd be wasting my money.

We'll see the next PageRank update I imagine.

If it is indexed by google, I see no reason why anyone wouldn't pay the $40 to get indexed.

Every level or tier from the homepage is one PR rank less than the previous. So if you get a listing one level deep in Bluefind, it should be PR7, 2 levels PR6, etc. This is how DMOZ works too.
Bluefind is brand new so I'm thinking that the pages PR have not shown up yet and will during the next update.

Home page pr8, all other pages pr0.
If I'd have the time I check it for spiderability.
I think Bluefind has been through two Pr updates. I bacame and lost a pr7 rank since bluefinds existance.

If GG has no problem spidering it, it gets plenty of traffic, and has categories related to my niches; 40usd is no problem. I'll wait untill the next update.

I believe GG updated PR, yet bluefinds subpages remain at 0
I hate when people hipe behind php, include pages, robot=no follow, and Javascript or whatever else done to "hide the link" purely for SEO purposes only.

"purely for SEO purposes"?
it's not like outbound links adversely affect your PR or other SEO aspects. I mean, look at dmoz.

Anyone know of any really good real estate directories?

If you give up a homepage link: www.top-real-estate-agents.org ---- good decent PR passthrough and very few links on the pages.
For everyone: www.seopark.com --- she's a virgin now, but she'll be a real beauty in a few months!
Gee - wonder whose sites those might be? :D

I'm working on a list of directories here (http://www.theforumzone.com/forums/forumdisplay.php?f=31).
Just got started a couple of days ago, feel free to submit any directories that you know of to the appropiate catagory. I've split the listings into 3 sections: Free, No Recip Link Required, Recip link required & Paid Listings.
If you check the list today it's small. If you you happen to read this post 2 months from now the list should be more substantial :D

I would recommend: Jayde - http://www.jayde.com
These two help you get indexed into MS Search quicker than submitting through MS Search itself Zeal - http://www.zeal.com for non-profit sites only
Look Smart - http://www.looksmart.com for profit sites
Sorry I cannot those in as links until I have made 10 posts :(

The strongest links site is good... cheers.
You could probably spend a lifetime adding your site to all the directories on the net.

jayde is worthless from an SEO perspective. You will get WebProNews newsletters and other promotional e-mails when you submit though...

It's been about 6 months since the last time I checked, but the profile pages for every listing (the pages that contain the actual outbound links) were not being indexed. ... Looks like its still the same:
http://www.google.com/search?hl=en&lr=&c2coff=1&rls=GGLC%2CGGLC%3A1969-53%2CGGLC%3Aen&q=inurl%3Awww.jayde.com%2Fprofile&btnG=Search

Try this instead, Bernard: http://www.google.com/search?hl=en&lr=&newwindow=1&safe=off&c2coff=1&rls=GGLC%2CGGLC%3A1969-53%2CGGLC%3Aen&q=inurl%3Awww.jayde.com -- that shows some indexed site profiles. Google also shows me backlinks from jayde.com for some sites I'm associated with...

Strange... the inurl: search looks broken to me.
Anyway, I tried this search:
http://www.google.com/search?hl=en&lr=&newwindow=1&safe=off&c2coff=1&rls=GGLC%2CGGLC%3A1969-53%2CGGLC%3Aen&q=site%3Awww.jayde.com+%22mapped+sections%22&btnG=Search
and found 171 profile pages indexed. I guess some of them do get indexed. Mine never has been AFAIK. It's not indexed today.

I've setup a new SEO directory: http://www.seofolder.com/.
0PR (new site), but no recip-link is required, so you don't have anything to lose!
