I'll say this:
The last 10 months of income minus the last 10 month of expenses (if any) is the value of your site IMO.

However, it is ruled by the market. So it is really valued at what a buyer is ready, able and willing to pay for it...

I only just added the ads about 2 weeks ago. so no income was coming in from the site until now.
