I have seen the term anchor text mentioned occasionally on the internet and would like to know what it means, how it is created and what benefit it is to a website.

You can use anchor text so that instead of just linking straight to a page / site, you integrate keywords into the link. This gives the link more "weight" in the search engines.
For example, if you had a site about dog training, you would create a link like <a href="www.domain.com">dog training</a>. The link would look like this dog training (http://www.dog-training-tips.co.uk). This will let the search engines know that you are linking to a site about dog training.

Anchor text is basically the clickable part of the link. Use your keywords in it.
If you are exchanging links, the most important thing you should know about anchor texts is that you should vary them.

Yes very important and for two reasons.
1: Search Engines consider what the Title of each page is.
2: It allows your page to stand out in the search results so visitors can find it easily so have the title relevant to whats on the page is very important. No point in having a title "Apple" when your page is about Oranges.

Make sure you change your anchor text every few weeks/months or so when exchanging links. This is supposed to look more natural to search engines.

Exactly my point. Also, you should vary the description of your links, this provides natural (varying) context, in which your links appear.
If only there were a software tool that supported this automatically... My favorite SEO tool (http://www.link-assistant.com) doesn't, alas... Does anyone know about some SEO software that can vary link anchors/descriptions randomly/automatically? I mean link popularity software.
I'd love to have a look at that...
