Ok, so I'm new to the link selling department, so I have some questions. I guess the best way to do it is to use an example. I run http://phipsi.us, which is my fraternity homepage. If I were to offer 5 text link spots at the bottom of the front page (phipsi.us is PR 4 and www.phipsi.us is pr 2 - you'd get both automatically), how much should I charge per text link per month? And should I do it on a month to month basis, or ask for a three-month or yearlong commitment?

Thanks!

Try http://www.text-link-ads.com/link_calculator.php

How accurate is that? For example, according to that calculator, I should be charging $148 for links to thegreek.us (or rather, the page that it redirects to which is a long brown.edu url with PR6). Is that a legitimate price?

The legitimate price is defined as a compromise between what you would like and what somebody will pay.:) Charge what you like and see if somebody pays it.

I would only sell on a quarterly or yearly model. Monthly models require more work to keep updated for one. But more importantly, rotating links out by the month might trigger a closer look by google. Google has already expressed that they do not like paid linking schemes for PR.
